Periodic Inspection and Testing

The law requires that you keep your entire electrical system safe at all times no matter what type of premises you have. This applies equally to home owners, business owners and landlords. Although your electric systems may appear to be in good working order, the only effective means of safely verifying this is through periodic testing carried out by a competent and qualified electrician.

Guidance issued by the Institution of Engineering and Technology (IET) – formerly the Institution of Electrical Engineers (IEE) – recommends that electrical inspection and testing be carried out every 10 years for domestic properties and every 5 years commercial properties. For homes of multiple occupancy (HMO) it is a legal requirement that inspections are carried out every 5 years.

AGR Electrical can carry out tests to determine the condition of an existing electrical installation and identify any defects. Our tests comprise visual inspections as well as comprehensive checks for electrical continuity, earthing, polarity, RCD functionality and much more.

Upon completion of the electrical inspection and testing, we will issue a detailed Periodic Inspection Report and will outline any remedial work considered necessary to ensure continued and safe operation of your electrical installation.

All landlords have a legal responsibility (duty of care) to ensure that the electrical installation and appliances provided by the landlord are safe and are in proper working order. AGR Electrical can carry out periodic electrical inspection and testing for landlords to check the condition of the electrical installation against current regulations. If our checks identify any defects or hazards, we will make recommendations and, subject to the landlord’s approval, repair or upgrade the installation to ensure it is safe and meets with current standards.
